Ceux qui rêvent encore de bâtir leur propre maison, d’être leur propre maçon, architecte, designer d’intérieur. Il est vrai qu’il y a une certaine fierté d’avoir participé à la création, à la conception, ou à la réalisation d’une maison, surtout lorsque c’est la votre ! Souvent, donc, ces profils-là sont tentés par l’aventure. Et ce ne sont pas les opportunités qui manquent.

Un rapide tour de recherches sur internet vous fera voir des tas d’offres disponibles de maisons en ruine, un peu partout sur le territoire français et même à l’étranger; selon ce que vous cherchez. La première réaction est toujours la même : le prix ! Le prix semble en effet incroyablement moins cher que le reste du marché, ce qui, en un sens, est logique. Logique, car des investissements seront à faire en termes de rénovation, parfois considérables ! Souvent, ces investissements ne sont pas considérés comme pénibles et sont même recherchés par les clients à la recherche de ces opportunités.

Avant de vous lancer corps et âme dans l’aventure et de rêver à croire que vous pouvez acquérir une dizaine de maisons pour moins de 200 000€, il est important de vous poser quelques questions fondamentales.

Avez-vous défini votre projet pour acheter une maison en ruine ?

Un conseil revient systématiquement dans les articles immobiliers, et d’une manière générale, dans tout ce qui concerne la volonté d’investir ou d’entreprendre d’une manière ou d’une autre : savez-vous où vous voulez aller ? Lorsque vous commencez une aventure, vous êtes souvent plein d’énergie : je vais me lancer dans l’immobilier, je vais rénover mes propres maisons, je vais lancer une affaire qui va transformer ma manière de vivre… Nous connaissons tous cette attitude, nous la voyons tous les jours autour de nous et même parfois chez nous ! Être enthousiaste au début de l’aventure n’est pas si compliqué en soi.

Le nouveau est toujours attirant. Mais tous le disent : c’est sur la durée que la différence se fait. Arriverez-vous à garder le cap pendant plusieurs mois, plusieurs années ? Un boost de motivation pour vous lancer dans un investissement peut être contreproductif s’il ne dure que quelques temps. Investir et rénover demandent une détermination constante pour garder la cadence tout au long du projet. Comment, alors, s’assurer de ne pas s’enflammer pour rien, de ne pas se lancer dans une aventure qui va devenir un poids par la suite parce que nous aurons pris des engagements trop rapidement ?

La clé : savoir ce que vous cherchez à faire, exactement. Définissez vos objectifs dans le moindre détail. Voulez-vous acheter une maison en ruine pour la conserver telle quelle pour l’instant, et la rénover dans quelques années ? Ou voulez-vous acheter une maison en ruine pour la rénover immédiatement et la revendre ensuite ? Agissez-vous en tant que particulier ? Ou s’agit-il d’un projet entrepreneurial ou du développement d’une activité au sein de votre entreprise ? Est-ce qu’il s’agira d’un achat isolé ou d’une série d’achats ? Achetez-vous pour y vivre et quitter la ville, pour avoir une résidence secondaire pour votre retraite, pour vos enfants ? Souhaitez-vous rénover ce bien pour le louer ensuite ? Ou bien voulez-vous l’acheter pour le revendre juste après.

Posez-vous toutes ces questions, même si vous pensez avoir déjà en tête les réponses. Souvent, l’excitation du début nous donne l’impression psychologique d’avoir parfaitement cerné les enjeux de notre entreprise et de savoir là où nous allons. Mais cette impression est trompeuse et c’est elle qui provoque, trois ou quatre ans après : je ne pensais pas que ça allait être si contraignant, à la longue, c’est épuisant, ça ne vaut pas le coup. Prenez le temps de vous poser et de réfléchir avant de vous lancer, c’est la meilleure manière d’arriver rapidement à destination !

Sur quelle temporalité voulez-vous vous engager ? Êtes-vous prêt à consacrer une partie de votre temps pour la réalisation de ce projet ? Quelle partie ? Et sur combien de temps ? Si vous êtes clair avec vous même que vous vous engagez sur cinq ans, ou sur quinze ans, la patience aura plus de chance de vous accompagner par la suite.

Car de tels investissements apportent toujours avec eux leur lot de péripéties. Les recherches, par exemple, peuvent s’avérer plus compliquées que prévu, ou demander tout simplement plus de temps. Les visites également. Vous pouvez également vous faire avoir et découvrir trop tard tel ou tel défaut dans la bâtisse que vous n’aviez pas aperçu plus tôt… Les rénovations demandent du temps, et il arrive que des chantiers connaissent une évolution compliquée juste à cause d’une mauvaise entente entre deux collègues…

C’est lorsqu’on connaît ses objectifs que l’on sait affronter les défis et faire preuve de patience et de détermination. Ne négligez pas cette étape donc, c’est peut-être la clef du succès.

Savoir dénicher les opportunités : l’estimation

Cette maison à 30 000€ aux pieds des Pyrénées, à quelques minutes de la mer, vous fait rêver. C’est vrai que le prix semble ridiculement bas. Mais il faut bien comprendre quelque chose : vous ne tiendrez pas longtemps dans une maison en ruine. Il vous faudra la rénover. Et si le prix est si bas, c’est que le coût des rénovations est parfois bien plus important que le prix d’achat de la maison. Avant donc d’estimer si le prix est intéressant, il vous faut pouvoir estimer le coût des rénovations.

Comment estimer le coût des rénovations ? Quelques critères vous permettront de juger. Pensez, si possible, à demander un avis à un ami expert dans votre réseau : rien ne remplace un œil exercé. Toutefois, vous pouvez vous faire une idée vous-même à partir de données très simples : estimez l’état actuel de la maison, son prix, et son emplacement. A eux trois, ces critères vous donneront une première idée, fiable dans la plupart des cas.

L’emplacement peut avoir plusieurs fonctions selon le projet souhaité : être à proximité de la ville (voir, idéalement, dans le centre ville) et des commerces de proximité, ou au contraire être isolé en nature pour ne pas avoir à subir un voisinage trop important. Pour l’estimation de l’état des lieux actuel, il vous suffit de regarder ce qui est encore utilisable ou non, l’état de la façade ou de la toiture, les questions d’eau et d’électricité… Des estimations gratuites de travaux existent sur internet. Dénichez-les maintenant pour estimer le bien à sa juste valeur.

Concernant le prix, ne soyez pas trop impressionnés par un prix bas. Gardez votre raison et estimez le coût des rénovations. Et surtout, surtout, ne signez jamais aucune affaire sans avoir étudié au préalable le coût des rénovations.

Acheter une maison en ruine : rénovez et rêvez encore

Ici, de manière très schématique, deux solutions s’offrent à vous : rénover seul, ou laisser des professionnels faire le travail. Selon votre projet personnel ou professionnel, comme nous l’avons dit, le choix variera. Certains ne verraient aucun intérêt à laisser faire des professionnels le travail, alors qu’ils ont voulu s’engager dans cet investissement précisément pour pouvoir travailler leur maison eux-mêmes. Cette solution a pour avantage logique de diminuer les coûts de main-d’œuvre car vous n’aurez à payer personne.

D’autres, s’ils rêvent d’une maison rénovée, pour y vivre, pour la vendre ou pour la louer, ne se risqueront pas à la rénover eux-mêmes. Cela dépend des profils, et cela dépend des projets . pour une rénovation rapide qui permettra au bien d’être proposé à la location le plus rapidement possible. faire appel à des professionnels peut s’avérer nécessaire.
